Homeowner Associations

Two common types of community associations exist within the Kansas City Northland Area:  Homeowner (or Homes) Associations and Neighborhood Associations.

Homeowners’ Associations consist of individuals owning homes within a housing development.  These associations have legal authority to enforce deed restrictions or covenants on individual properties and set up fees or assessments on individual owners.  Homeowner Associations elect a board of directors and officers to govern their association. The board meets regularly to address issues affecting their housing development and common property. Individual homeowners buying homes within a homeowner’s association

Neighborhood Associations also exist for specific geographic areas; however, the boundaries of these organizations may or may not coincide with housing developments.  Neighborhood associations have no authority to levy assessments or to enforce deed restrictions. Neighborhood Associations may or may not have an elected board of directors and officers.

Homeowner Associations typically focus mostly on preserving property values within their area.  Neighborhood Associations focus on addressing social issues within their boundaries.
