The primary purpose of zoning is to separate incompatible uses. Local and County governments use zoning ordinances to prevent development from harming existing uses. Zoning also helps preserve the character of a community.
Many communities use land use or comprehensive plans to identify future land uses for an area. These master plans also serve as a basis for zoning rules or other development controls.
Like all construction and redevelopment actions, affordable housing development projects must conform to local and County zoning ordinances and comprehensive plans.
